Marks First Large-scale Strategic Divestiture in Company’s History

ROCHESTER, NY – January 21, 2015 - The DelMonte Hotel Group announced that it has closed on the sale of four of its Fairfield Inn properties. Effective January 21, 2015 the hotels will be owned and managed by Vision Hotels, LLC. This sale marks the company’s first large-scale strategic divestiture in its history. “This transaction allows us to realize our strategy of selling stabilized assets to maximize our return on investment and reinvest proceeds into new ventures,” said John Del Monte, CEO of the DelMonte Hotel Group. “The proceeds from the sale of these assets will allow us to invest in larger, more diverse markets, fueling the company’s growth into the future. We currently have 2 hotels under construction at a cost of $40 million, both of which will open in 2015. In addition we have 4 select service hotels in the development pipeline with an estimated construction cost of approximately $80 million.” DelMonte Hotel Group launched a deliberate long-term growth strategy in 2014, which initiated the build of two new hotels: The Hilton Garden Inn Rochester/University and Medical Center, and The Hilton Garden Inn Robinson Township in Pittsburgh.

The County of Monroe Industrial Development Agency approved tax breaks Tuesday for two local hotel projects, including the $18 million Hilton Garden Inn that is one of the centerpieces of the College Town project in Rochester. Elmwood Property at Collegetown LLC, a real estate affiliate of local developer EJ Del Monte Corp., sought sales and mortgage tax exemptions for a proposed 136-room Hilton Garden Inn in College Town, a mixed-use project meant largely to serve the University of Rochester community.
